Small property right housing with "sliver hair": Factors influencing the consumption of small property right housing amongst the elderly in Chongqing, China

Small property right housing is ubiquitous in China, the consumer group are usually those who could not afford the high urban housing price, while in Chongqing, China, a large proportion of small property right housing owned by elderly people who are contributing to create quite a few aged communities in some areas. Based on the survey of the elderly consumers of small property right housing and commodity house in Chongqing, applying the Logistic Regression, this paper examines the impacts of the factors influencing the housing consumption of the elderly. The results show that due to the inter-generational housing transmission to their children, there is a demand of the elderly for a new house. And as the indeterminacy of the faulty rights of small property right housing has little effect on the elderly, the advantages of small property right housing, including low price and good natural environment, have attracted the elder to
purchase. In conclusion, the elderly with characteristics that working in
non-governmental sector or in state-owned enterprises before retirement, taking
a low salary, and whose children have a low income or who have more children,
are more likely to purchase small property right housing, as the elderly would
choose the incomplete property house when facing budget constraint after the
inter-generational housing transmission of complete property right houses to
their children.
