Kalle Grönqvist an experienced service design, sales and product management leader specialized in making an impact in startups and growth companies. Kalle has been a partner and management team member in several companies. Now Kalle is CEO and co-founder of startup Fluxio Isännöinti that changes the Finnish property management business with better service, digital tools and innovative solutions. Kalle has M.Sc Engineering Physics education from Aalto University.
Jointly owned housing co-operative buildings are typically inefficiently managed. They have number of owners with different interests. Decision making bodies consists of amateurs and they are risk-averse. Hired professionals like property managers typically live on fixed monthly service fees with no motivation on improved efficiency. Service providers are not interested in providing services since sales process to housing co-operatives is slow and complex.
Because of mentioned inefficiencies, typical expert opinion is that there is an opportunity to decrease operative costs by 10-20% in these buildings. For instance in Finland, families living in housing co-operatives (50% of Finns) pay up to 1 000 million Euros too much every year, since yearly operational costs of housing companies is around 5 000 million €.
Until now, no-one has pragmatically targeted this issue. There is a very limited amount of data and studies related to the topic and most of that is provided by services providers with their obvious own interests. Property management companies would be in good positions to analyze the topic since they have access to operational and financial data of housing co-operatives, but studies have not been made.
Fluxio Isännöinti is a start-up property management company that has good market traction and rapid growth momentum. It has decided to take this topic, cost savings, as its key strategic mission and has started analyzing and implementing costs savings in its customer housing co-operatives.
Just recently, Fluxio got funding from Sitra foundation to study this topic further and has started a one-year-long (2018) project to implement, measure and analyze cost saving actions in 11 housing co-operatives in Helsinki and Espoo. As part of the project, Fluxio has also committed to publicize findings of the project during the year 2018. The focus of the project is to find actions that can be implemented easily and with low costs so that they can be taken into use in all apartment buildings.
First findings have already been made and several more will be dune during the Spring 2018. Topics covered during the Sitra-funded project are:
-Decrease heating costs
-Decrease water consumtion costs
-Decrease electricity costs
-Decrease waste manegement costs
Fluxio Isännöinti would be pleased to share findings and insights in WDBE related to costs savings in housing co-operatives and other apartment buildings based on real actions implemented and their impact measured and analyzed.
