Premis BIM is first ever enterprise resource planning platform for lifecycle management of properties/other built assets, taking care of TWO DIRECTIONAL INTEGRATION between building information models and property/facility/asset management.
This far one of the most frustrating (and in the same time hugely expensive) ratholes in real estate’s life cycle, has been the moment when information models (for which designers and architects have just put vast number of hours and sweat) DISAPPEAR at the point when building is handed to customer for everyday life. Material is turned to pdf's and printed to dust on some warehouse at the same time when property managers are trying to somehow create handbooks for future jobs to their maintenance software.
Situation is ridiculous, very well-known inside the industry and regarded as one of the BIGGEST obstacles against large scale information model using. "WHY can't we use our models during the time of upkeeping" is one of the most common questions when property managers or owners start conversations about building information modeling. And it's not only the one way integration that's needed, the missing feedback channel (from maintenance to models) means significant extra costs to property owners, when all changes from the maintenance era must be inventory modeled after the property met its first major renovations.
Premis is combined property/facility/asset -management platform with strong functionalities to case handling, maintenance, renting, reporting, communication etc. It's totally cloud where most modern technology components are used to create services like AI -based intelligent case management and predictive maintenance calls. And it's ERP so customers normally replace their 10-20 separate software with one.
But what is totally unique and new is the integration with facility management and building information modeling. It is a true BOOM - "Building Operations Optimization Model" where FM/AM has been created with BIM data and FM data is updated back to the BIM models. Two way linkage will keep data updated in between BIM and FM through the whole lifecycle of the building.
But also UI changes: user can now operate the building with virtual 3D- model that can visualize important FM processes. Model will integrate FM user interfaces, IOT, Sensor data and all object based building data.
Premis BIM can be used in planning, construction, facility management and real estate development. It will collect data in to one database that will allow Premis to function as BIG DATA of BUILDING with cross platform process optimization.
The first real life pilot has been done with Gradia Jyväskylä as a KIRA-digi project. Now we are looking possibilities to move on larger scale pilots to get broader understanding of the demands to future development and to finalize product. Already now we have been contacted from GB and Australia with strong pressure to get this product to the market.
